Any illegal stay (out of status, provided one entered the US legally) and unauthorized employment are forgiven while applying for adjustment of status as a spouse of a US citizen.

Do I need a lawyer to apply? >>> Depends upon how much you can work on the forms yourself, if you are thinking of hiring a lawyer to address your overstaying issue, I don't think you need one.

You aren't married yet? >>> You have a long way to go...in the sense..you have to prove your marriage is a bonafide..not just for papers.

You need to file I-130 and I-485 with their supporting documents, after you get married and after spending sometime together.

I hope this helps.

Who needs to fill the forms?
1. I-130: Your spouse (US citizen)
2. I-485, I-765, I-131: You (Beneficiary)
3. I-693: A civil sergeon designated by USCIS. Find a civil sergeon close to you, in your area, from USCIS website. This form is sealed in an envelope by the civil sergeon and is only meant to be opened by USCIS.
4. I-864: Your sponsor, I assume your sponsor is your spouse. Even if you have another sponsor, your spouse should file I-864.
5. G-325A: Both of you (You and your spouse). There are three G-325A forms to be filled. Your spouse files ONE for I-130; you file TWO G-325A ( ONE for I-130 and ONE for I-485)

I don't think you need to file the supplement form. However, I am not so sure and therefore won't make any further comments.

Usually, USCIS looks for both of your parents name in the birth certificate and nepalese citizenship doesn't include mother's name. That might be the issue if you send citizenship certificate and its translation instead of birth certificate.
So, I would answer as: NO

If you had registered your birth in VDC or Municipality at the time you were born, it would be great. If not, you may still contact your area office back home to get one, but this will be the verification of your birth. You don't have to be physically present in Nepal, your family members or relatives can get the certificate, on your behalf.

Lease document is one (among many) that serves as a proof to USCIS that you two have been living together, as a couple. If you are paying rent to Mrs. Y, ask her to include both of your names in the lease. Send the signed (by all who are renting the premise and Mrs. Y) lease to USCIS along with I-130. Don't forget to send few letters you and your spouse receive in that address, where you live.
