Even for land, more then 50 lakh per anna for non-commercial outside of ringroad is way too much. I think 30 lakh per anna is realistic market value. Plus it's a bulk sale. You can ask for whatever you like, but I don't think that is real market value.

27 crore can easily produce 2-3 crore in investment return, which can easily rent like 5 house like this. It's would be stupid to put that kind money in that house in Nepal. If it's inherited and you are using it that different, but buying it for personal use is stupid. I don't why people pay kind of money for real estate in ktm, it's not like these house are vacation home for multi billiore and honestly living conditions of city is horrible.

-धुम्बाराहीमा कुनै पनि जागा ३० मा पाइन्न , सडेको 10 फिटे जागाको मुल्य 45 बाट सुरु हुन्छ अनि ८० सम्म छ , यो जागा आना को ६८ मा चलि राको छ। ( bulk भएर negotiation हुन्छ )।
- काठमाडौँमा ३० मा पाइने भनेको रिङ्गरोड बाट ३-५ किमि भित्र slum बस्ति हो जस्तो कि इमाडोल, धापाखेल, भैसापाटि , कलंकिपारी, किर्तिपुर, चनडोल , हत्तिबन आदि आदि।
- भाया नेपाल नगएको कम्तिमा ३ ४ वर्ष भै सकेछ जस्तो छ , २०१६ को database मा आधारित मुल्यासुची प्रस्तुत गरि राख्नु भएको छ ।

-भायाको यो कुरा सत्य हो , तर २७ करोड हाल्ने छेमता राख्नेले एसको return कति औछ हेर्दैन, उसले केवल यो सुन्दर घर मात्र हेर्छ । जिन्दगिमा पैसा तेस्को return बाहेक पनि अरु कोरा नि हुन्छ जस्तो dream house , family etc rate of return चै सायद खल्ती मा २७ लाख हुने ले हेर्छ अनि हेर्नु पर्छ होला ।

-यो घर अलि elite group को लागि बनाको जस्तो businessman , पूर्व कर्मचारी, american Nepalese professionals including doctors , lawyers , IT gigs who want to return नेपाल selling प्रोपर्टी here ओर सो ओन । अब जिन्दगि भर यहाँ काम गरेर पैसा वहाहरु ले कमाउनु भाको छ भाया अनि हामी चै वहा हरुको लागि एउटा भनेको जस्तो घर पनि बनौन नसक्ने भए यो त लज्जाको बिसय भयो ।

-भाया, kahtmandu मा लगानी नै real state मा गर्ने हो, अरुमा future छैन।
